Equipment Database
TThe Asset Guardian provides a single or multi-level hierarchy for equipment definitions. To
each element in the hierarchy you may associate commercial or technical specifications,
drawings, word documents or URLs. Detailed history is available for viewing and analysis.
The equipment database also serves as the connecting point for work activity. Therefore,
if you need to see what parts have been utilized to maintain the equipment, you can do so
with the one simple click.
With the same ease, you can access additional information such as who worked on the
equipment, how often the equipment is being serviced, what tools have been used to
perform work and what unexpected expenditures were made on the equipment. You can
even see maintenance budget comparisons and year to date performance to budget for the
equipment.
Maintenance Work Orders
Building a work order in The Asset Guardian is a snap. They may be created through
manual entry or rule driven generation. Establishing rules for preventative, planned,
calibration or inspection work orders is easily accomplished with The Asset Guardian.
Unlimited rules may be associated with an equipment record and at any level. If desired, a
“responsible” person and/or required qualifications can be included in a rule.
Driven by date or meter combinations, these rules enable The Asset Guardian to
automatically suggest maintenance actions. Following your review and approval of the
suggested actions, The Asset Guardian can build your work orders.
Work orders may be created using the copy function in The Asset Guardian. Any work
order, open or closed, may be copied to create a new work order. In addition, if your
equipment requires meter updates, you can collect a current reading via a work order.
Maintenance Resources
Critical to the successful fulfillment of a maintenance or repair activity is who is assigned to
perform the work. The Asset Guardian provides the ability to define your personnel and
outside service providers for your use in making work assignments on work orders. Tools
may also be defined and you can assign multiple resources to a single work order.
The Asset Guardian also allows you to create and maintain the charge rate for personnel,
outside service providers and tools. Coupled with the ability to record feedback on data
points such as “how much time” a resource was used, both usage time and costs are
accurately tracked and accumulated.
Work Procedures
Work procedures may be predefined or created for one-time use in The Asset Guardian.
Either may be added to or removed from a work order at any time. Predefined procedures
may be single or multi-level and may be used in one or more maintenance rules or work
orders. You can establish standard and estimated times on the work procedure allowing
comparison of actual times to either.
To further assist your personnel when executing a work procedure on a work order, you
may define links to supporting materials such as URLs, stored images, CAD/CAM drawings,
documents and videos. Depending upon your level of computer and network enablement,
your personnel can view schematics or other related support material while performing the
work.
Skills and Certifications
If you require specific skills and/or certifications for the personnel assigned to perform a
maintenance activity, The Asset Guardian can help. To any maintenance rule, work order
or work procedure in a work order, you may define the skills and/or certifications needed
to complete the work.
Repair Parts, Consumables and Tools
If you choose, requirement estimates for repair parts, consumables, tools, outside support
services and “other” charges may be established for any maintenance rule, work procedure
and/or work order. The Asset Guardian allows you to capture the actual usage. As a
result, your maintenance costs and historical records reflect what actually occurred.
Work Management
With an ever changing workload, keeping up with who is doing what and when is often a
real challenge. The Asset Guardian provides significant value in managing work loads. All
open work orders may be viewed on a dynamic whiteboard.
The whiteboard provides a matrix view of your resources or equipment over a calendar.
Where resources or equipment and date intersect, a cell of information is provided with
the number of work orders and the estimated time required to complete the work is
shown. With one click on the cell, you will see all of the work orders assigned to an
individual resource on a given day. You may view and/or change any work order and the
change is immediately reflected on the whiteboard.
At any time you can print a single work order or, through filters, multiple work orders. A
work order is printed showing a description of the work, the work procedures, expected
requirements for parts, suggested tools and the required qualifications and/or skills. In
addition, you can print a work schedule for selected personnel, outside service providers,
facilities, regions or by many other selection criteria.
